This seven-building roll-out entailed initial meetings/interviews with developers in London, Manchester and Birmingham, reviewing their proposals, making suggested improvements where it assisted the Bank’s occupation, and agreeing the final agreement to lease specification and drawings. This important stage of the project ensured the Bank got the best base build, from a layout point of view, and ensured the developer’s base offer was benchmarked properly against the city norms and the British Council for Offices guidelines. Once the agreement to lease was signed, Sheppard Robson undertook an ongoing review of the proposals as they developed, and ensured any proposed changes did not have an adverse impact on the Bank’s occupation.
The first two buildings in London were used to challenge the Bank’s standards of occupation and to review all finishes.
The hands-on input of the CEO ensured this was a wide-ranging exercise. The details as built in the London buildings were used to set the standards for the further five buildings in Manchester and Birmingham.
The buildings comprised extensive areas of open-plan office space, executive floors/dining, staff restaurants, meeting and office facilities. In addition to this, the normal IT requirements of comms rooms (2-5,000ft²), wiring closets and test-bed facilities were also provided.
