Sheppard Robson, working with Patel Taylor Architects, has drawn up plans for a residential-led scheme which envisions a total of 3800 homes, retail, workspace, community facilities, as well as a secondary school. Running along Stephenson Street, the development - for client Berkeley Group - sits within a wider masterplan that will transform a former industrial site into a new residential neighborhood.
On the south-east corner of the masterplan, Sheppard Robson has designed around 290 PRS apartments and 118 shared ownership in a carefully calibrated arrangement of buildings. To the north of the plot, three buildings are set around a central courtyard, and connected by a podium base at ground and first floor levels. To the south are two further buildings – the tallest rising to 19 storeys – which are also connected by a podium base at ground and first floors. This interconnectivity and the arrangement of green spaces through the project will help build a sense of community, enabling residents to share facilities.
Architectural clarity will be achieved by the use of a palette of light-coloured precast concrete frames with white infill bricks for the taller buildings. The ground and first floors of the low-rise buildings will be made from the same materials to unify the development, with a darker red brick used for the levels above.
The lower levels of the residential buildings will accommodate retail space and duplex apartments. Above this are simple stacked apartment plans that allow for efficient servicing.
The residential development is next to a new Sheppard Robson-designed building for East London Science School, for 1,000 pupils and 120 staff. This will face onto a new Science Garden, and will house community sports facilities.
