MediaCityUK is an innovative, creative hub, a purpose-built home for creative and digital businesses, on a waterfront site. Sheppard Robson’s Orange building is a true mixed-use scheme at the heart of the development, providing retail, university accommodation and nine storeys of office space.
One of the first schemes in the UK to develop a speculative office building capable of accommodating education establishments, this is a potential model and opportunity for both developers and universities. Sheppard Robson’s design fulfils the requirements of both users, and protects the investment for the long term. Separate entrances, each with a distinct identity, define the building for both university and commercial occupiers, and ensure both tenants a definable presence within the development. Two floorplates have been generated to ensure appeal to the widest variety of occupiers, with 35,000ft² floorplates in the podium and 15,000ft² floorplates in the tower. These have been further future-proofed with pre-installed services for a variety of occupation strategies and, with media use in mind, the option of multiple tenancies per storey.
To respond to the large site footprint, the scheme massing and appearance of the building have been broken down into a series of elements, creating a distinctive office tower, retail areas and a street level presence for the university.
MediaCityUK is the first BREEAM Communities development in the UK and Orange has received a BREEAM Excellent Rating. Sheppard Robson worked closely with the Carbon Trust to ensure all areas of the building minimise energy use and emissions, in addition to receiving energy and heat from the district energy centre. We used environmental modelling software to ensure the façades provide optimum solar shading and insulation, whilst maintaining excellent daylighting and views out.
