An office and retail development in the Bloomsbury Conservation Area, providing five floors of modern office space behind both new and retained façades.
Two new buildings infill on Southampton Row and Southampton Place. Both façades of the new buildings follow the geometry of those adjoining, creating a continuous horizontal and vertical emphasis to the block. On Southampton Row the stone mullions are expressed more strongly than the glazing, reflecting the strength of the mullions on the Edwardian façade. On Southampton Place the building is progressively set back above the third floor, corresponding to the adjoining Georgian terraces.
The new office entrance is on Southampton Row, and retail units are located on the busy pedestrian routes of High Holborn and Southampton Row. A central atrium, accessed from the reception area, rises up through the office floors, bringing natural light into the floorplates and creating a modern focal point to the vertical circulation of the building.
