Sheppard Robson is working as part of a joint venture consortium to deliver the MoD’s consolidation of MoD land within London - Project MoDEL. St. Andrews Park, the largest of the project MoDEL sites at 46ha, has been proposed as a new development adjacent to Uxbridge town centre, and incorporates a mixture of uses led by a high-density residential development above commercial and office spaces.
An outline planning application for 1,340 homes, 14,000m² of office space, a 1,200 seat theatre, 3,000m² of retail space, a 90-bed hotel and extensive public open spaces, was submitted in 2010.
The site contains three listed buildings, including a Grade I listed bunker. These historically significant buildings have been retained and integrated into the masterplan. Sheppard Robson has been commissioned to review the reuse of two of the listed buildings and provide an interpretation centre close to the listed bunker.
The high-density development site will aim to achieve Level 4 of the Code for Sustainable Homes and there is an aspiration from the local authority for a cluster of Level 6 homes.
The masterplan incorporates the potential for a combined cooling heat and power plant installation and more stand-alone renewable sources, such as ground-source heat pumps and photovoltaic cells, for the lower density parts of the site.
The strong existing landscape features have influenced the masterplan. Tree belts subdivide the site into smaller parcels of development and provide open linear spaces within the western part of the site. These open areas will allow space for the Sustainable Urban Drainage within the masterplan.
