Drawing on industrial heritage and nature, Grand Union Phase 2 contributes to the transformation of the previously derelict site, delivering 524 new homes and landscaped public realm set along the historic Grand Union Canal.
Designed for St George West London, Phase 2 of the Grand Union masterplan features a mix of private and affordable homes at the former Northfields Industrial Estate in the London Borough of Brent.
Located at the junction of the Grand Union Canal and the River Brent, the new development reconnects the local area with its natural assets, opening up previously inaccessible parts of these waterways to local residents, while creating and improving routes to Stonebridge Park.
The development features interlocking “L” shaped buildings, which help to improve views and permeability throughout the site, creating more open space and a sequence of new public squares enclosed by affordable workspace, a health centre and a café, creating a lively frontage to the canal connected with the wider street network.
The design delivers 950m2 of landscaped public realm, including podium gardens and designated play space, with private roof terraces for residents, as well as brown roofs and wildlife-friendly planting to promote biodiversity and sustainability. A canal-side path provides an idyllic recreational route running parallel with the line of the canal, while a seating terrace offers opportunities for dining, relaxation and socialising with water-front views.
Design inspiration was taken from the industrial heritage of the Grand Union Canal, with brick detailing offering a modern interpretation of embellishment featured on canal-front Victorian warehouses. Richly crafted brickwork with subtle differences—such as polychromatic and corbelled brick patterns—complemented by grey and bronze metalwork on balconies, railings and window frames, reflect the craftmanship and care evident in pre-war brick façades.
