Grand Union Masterplan & Phase 3, Brent London, UK
Sheppard Robson submitted a hybrid planning application for a revised masterplan and Phase 3 detailed component on behalf of St George (part of the Berkeley Group).
The revised masterplan incorporates Phases 3 to 7 and will deliver a total of 3,350 new homes when combined with Phases 1 and 2. The proposals will be a transformative regeneration for the wider neighbourhood, connecting the community with the natural assets of the Grand Union Canal and the River Brent.
The design is characterised by a series of significant public landscaped spaces running through the heart of the site and, as well as delivering new homes, the proposals will provide new commercial and community facilities for new and neighbouring residents.
Phase 3 will deliver 440 new homes with a mixture of affordable and private tenures. It includes three buildings, blocks G, H & J, with Block J rising to 25 storeys in height marking the head of the new public park, which is to be delivered in tandem.
The building design is driven to ensure good quality homes—with high levels of dual-aspect, and good levels of sunlight to the homes and spaces—reinforcing the character of the masterplan and the defined landscaped areas within.
