Sheppard Robson was appointed by Guinness and London & Regional Properties to prepare a masterplan and outline planning application for a site that forms the western gateway to the wider Park Royal regeneration scheme. The mixed-use proposal comprises: 116,000m² of offices in nine buildings, with associated parking; an 180-bedroom hotel; 61 housing units; shops and supporting leisure facilities.

The masterplan focused upon a large landscaped central space overlooked by the surrounding office buildings, with the main servicing and vehicle access pushed to the perimeter allowing the central space to be a peaceful environment. This space is characterised by a series of ponds that divide the large area into smaller, human-scale spaces, ranging from formal gardens to a more wild natural landscape. The ponds are crossed by a series of bridges adjacent to water cascade features.

Sheppard Robson also prepared design guidelines that sought to inform the subsequent development stages so that the project was coordinated and functioned successfully in both aesthetic and practical terms.
