City Quarter is the first phase of Sheppard Robson’s masterplan for Goodmans Fields. It comprises 294 residential units, ranging from new-build social housing to spacious luxury apartments within a converted listed building, Sugar House.
The five new buildings, ranging from five to eight storeys, are arranged to create three dynamic external spaces: avenue, courtyard, and lagoon, over which timber walkways provide access to the principal entrances. New buildings are clad in white-glazed terracotta, with ‘folded’ zinc-clad elements forming a dramatic flank wall and generous roof overhangs. Each unit benefits from full-height windows and cantilevered balconies with frameless glass balustrades. The converted listed building offers generous storey heights and unusual original fabric, creating 42 unique apartments, for the higher-end market.
The new-build envelope is high performance, off-site manufactured, timber-framed unitised panels. Standardisation and modularisation improve both performance and appearance, while innovative structural solutions in the cladding simplify balcony elements. Off-site manufactured bathroom pods add to a high quality finish. Solar thermal water heating supplies the penthouse units, a bio-diverse roof is integrated into the affordable housing and the lagoon is a rainwater attenuation system in heavy rainfall.
