RAF West Ruislip is a vacant brownfield site located immediately north of Ickenham town centre in the London Borough of Hillingdon. Sheppard Robson’s redevelopment proposal includes a large area of previously developed land. This land has created an opportunity to for a new, distinctive, high-quality and sustainable neighbourhood extension of West Ruislip, with the aim of generating a sense of community and local identity in the area.
The guiding vision for the masterplan was to deliver a scheme that combines the best practice in urban design, sustainability, housing provision, landscape design and transport planning. The key elements of the redevelopment proposals include up to 415 residential dwellings, an 80 unit retirement home, central and neighbourhood squares and community facilities including publicly accessible playing fields. The main body of the site will be accessible to the public for the first time since 1915. Extensive areas of public open space, both formal and informal, will be created for the benefit of new residents and the existing community.
Sheppard Robson’s masterplan creates a series of interlinked but variable spaces that connect the local rail and tube station to the town centre. The enhanced integration and connectivity will provide a new and viable alternative to the existing transport link along the busy main road. The combined areas will improve and optimise the use of the public realm, including local play space, informal seating, landscaped areas and SUDs.
